HIVE Digital Technologies is set to embark on a significant expansion of AI infrastructure with plans for a 320-megawatt data center campus near Toronto. Developed by its BUZZ HPC subsidiary, this facility is projected to support more than 100,000 GPUs upon completion, enhancing the region's ability to handle AI computations.
The investment for this project is estimated at CAD $3.5 billion, with HIVE targeting deployment in the latter half of 2027. The company has secured approximately 25 acres of land in the Toronto-Waterloo technology corridor, linked to a dedicated power allocation of 320 MW. Currently, HIVE operates about 5,500 GPUs for AI applications and has a broader infrastructure pipeline capable of supporting roughly 130,000 GPUs.
HIVE's existing operations span various locations, boasting over 850 MW of global power capacity, including data centers in Canada, Sweden, and Paraguay. The new facility will utilize Ontario’s electricity grid and will incorporate closed-loop cooling systems designed to minimize water consumption, reflecting a commitment to sustainable practices.
Beyond its technical capabilities, the project is expected to create over 800 construction jobs, along with additional permanent technical roles once the facility is operational. This move reinforces HIVE's position in the competitive AI market while contributing to local economic growth and job creation.

HIVE's stock has seen a notable increase, with shares rising over 27% recently, contributing to a year-to-date gain of approximately 33%. This uptick in value comes amid challenges for Bitcoin miners, many of whom have reported significant losses due to fluctuating Bitcoin prices and evolving mining economics. For example, CleanSpark announced a Q1 loss of $378 million, while Marathon Digital Holdings faced a staggering net loss of around $1.3 billion.
Despite these difficulties, some mining companies are shifting focus towards AI and high-performance computing (HPC). TeraWulf, for example, reported a 117% increase in HPC lease revenue, highlighting the growing importance of diversified revenue streams in the current market climate.
