The new lease, signed for a term of five years, adds an additional 8,300 square feet to Parloa’s operations. The expansion reflects a significant increase in asking rent, which has risen to $125 per square foot, up from $92 per square foot at the end of 2025. Negotiations for the new lease were managed by Michael Kirchmann, CEO of GDS Development Management, representing the landlord, while the tenant was represented by Eric Siegel, Daniel Lolai, and Chery Anavian of LSL Advisors. While responses from both parties were not immediately available, the implications of the deal resonate throughout the commercial real estate market.

Corem Property Group, which co-owns the property with GDS Development Management, announced that 1245 Broadway is now fully leased, a sign of the building's appeal and the current appetite for modern office environments. Sebastian Schlasberg, CEO of property operations at Corem, commented on the success of the leasing efforts: "It confirms the strength of the location, the quality of the product, and the demand for modern, sustainable office environments."

Parloa’s expansion is not the only recent development at 1245 Broadway. The building also welcomed JKS Restaurants, which has taken 7,900 square feet for its new Indian eatery, Ambassadors Clubhouse. This addition further underscores the trend of high-quality, diverse tenants seeking space in the increasingly desirable Midtown area.
